Clarke Residential is an independent family run Letting Agent that strives to deliver a personal service to all customers, old and new, combing old fashioned values along with the benefits of up to date technology.

We offer letting agent services to the residents of Ilkeston and the encompassing towns and villages. Most Letting Agencies are national, signifying that there is no demographic link between the client and the agent. Obviously, the advantage of picking Clarke Residential is that you are assured an individual service as you’ll be allotted a personal agent who will be with you always to give you a clear understanding of lettings.

We offer the same benefits as conventional high street agents, but we do not charge any commission or VAT. We offer a fixed amount that’s payable upon letting of your property, with no upfront charges.

Lettings Fees: An application fee for each property is £350.00, regardless how many apply for the property. There is no VAT to pay. The fee is so we can perform background checks for CCJs, electoral role check, employment history check, previous landlord checks and the preparation of the tenancy agreement.        

 Landlord Fees: £399.00 for a Let Only/Tenant find Contract. £350.00 Full Management Contract.

We are not a member of a client money protection scheme.


We are a member of the Property Ombudsman. The Property Ombudsman

We have copies of the Code of Practice and the TPO Consumer Guide to give to customers on request. As we are an internet agent, these can be sent out by post.
